We will do everything necessary, including repairs, cleaning, filling with furniture and appliances.
We will place on Airbnb, Booking, Agoda, etc., we cooperate with other agencies to increase the occupancy of the facility.
We supervise the check-in and check-out of guests, current and general cleaning, maintenance of the pool and garden, minor repairs. We will provide transaction support.

What is included in the management:

The price depends on the property parameters and may be adjusted by mutual agreement.

Basic package - 15% of the rent

Package for owners who need basic property management and marketing services.

The package includes:

  • Placement of the property on international and local booking platforms, management of calendar and reservations.
  • Organization of guest check-in and check-out, as well as communication with guests throughout the entire stay.
  • Coordination of service providers at the property, including arrangement of cleaning, repairs, air-conditioner maintenance, septic tank cleaning and laundry services. All service work, as well as spare parts and consumables, are paid by the owner separately based on actual usage.
  • Assistance in obtaining necessary licenses and permits for rental operations (if required).
  • Garden, pool and general property maintenance are not included in the package and can be arranged additionally.

Package "Carefree owner" - 25% of the rent

Package for owners who want to receive rental income with fully delegated management and maintenance of the property.

The package includes:

  • Full property management, including listing on booking platforms, calendar and reservation management, organization of guest check-in and check-out, as well as communication with guests throughout their stay.
  • Comprehensive property maintenance, including weekly housekeeping (once per week), cleaning after guest check-out, garden and pool maintenance, air-conditioner cleaning, septic system maintenance and laundry services.
  • Monitoring of the property’s technical condition and organization of minor repairs to keep the villa in excellent condition.
  • Operational management of the property and coordination of all necessary service providers.
  • Spare parts and consumables are paid separately.

Fixed service

- 10,000 baht per month*

Package for owners who live in the property permanently or rent it out occasionally (for example, during their absence).

The package includes:

  • Regular garden and pool maintenance.
  • Weekly housekeeping inside the property.
  • Organization of guest check-in and check-out, as well as cleaning after guest departure.
  • Coordination of service providers at the property, including home repairs, air-conditioner cleaning, septic tank cleaning and laundry services. Service work, spare parts and consumables are paid separately based on actual usage.
*Price is indicated for a 2-bedroom house
12,500 THB per month - for a 3-bedroom pool house

15,000 THB per month - for a 4-bedroom pool house

We have a pool of trusted partners - legal and accounting companies that are well versed in the legislation and features of working with real estate on Samui, thanks to close interaction with them, as well as our experience and knowledge of the market, we can offer clients relevant and safe options - both for purchase and lease, help the client with the organisation of all procedures related to the transfer of rights, registration and document management.

The work of the rental and sales department is headed by our full-time specialist, a citizen of Thailand. He is responsible for negotiating with the owners of objects and supporting transactions, as well as coordinating shows and interacting with customers.

Our team works in Russian, English, French and Thai, providing clear communication for customers and transparency at every stage of the transaction.
